London Regeneration Specialist to Submit Proposals for New Mixed-use neighbourhood to Hounslow in 2025
Hadley Property Group, with the support of shareholder Peterson Group, has completed the acquisition of GSK House, the former GSK headquarters in Brentford. Hadley has been working with London Borough of Hounslow on a vision for the site for circa 18 months and plans to submit a planning application for the site in 2025.
GSK, the global pharmaceutical company, has now relocated to a new central London office. Following an extensive marketing period the 13-acre site was purchased by the urban regeneration specialist.
Hadley has appointed a world-class design team including Haworth Tomkins, Studio Egret West, DRMM, McGregor Coxall, Buro Happold and Metropolitan Workshop, and is currently progressing a mixed-use masterplan which will open up community access to the adjacent park and river.
Located at 980 Great West Road, the campus-style HQ has been off-limits to the public for over 20 years. Hadley plans to transform the site with an inclusive development that offers diverse housing options alongside commercial, charitable, educational and community spaces, contributing to Brentford’s night-time economy and creating significant local employment opportunities.
While the site’s commercial components are yet to be confirmed, its prime location at the intersection of the Great West Road and M4 has attracted significant interest from a range of different potential partners.
Hadley is carrying out early face-to-face engagement sessions, workshops and focus groups with various groups of Hounslow residents ahead of the first roundstage of formal public consultation in December of this year.
Andy Portlock, Hadley CEO had this to say:
“The acquisition of 980 Great West Road is a landmark opportunity for Hadley, Brentford and the Borough of Hounslow. For many years, the site has been a key marker for those travelling in and out of West London, yet it hasn’t connected with the local community. Reimagining it is a responsibility we take very seriously. We are committed to delivering on our sustainability pledges and our vision to deliver genuin community-led regeneration across London.
It’s an exciting time to be embarking on a project of this scale. The recent alignment of new homes strategy between local, city-wide and national government provides a rare opportunity for a collaborative design and planning process which can help to provide the affordable homes that London needs, at a critical time for the city.”
The acquisition was funded by Peterson Group and BGO, with advisory from Pennyhill Capital.
